Job Role: Project Coordinator

Procurement

  • Material Management, Purchasing, Sourcing and Logistics.
  • Source Engineering Items, Bathroom, Kitchenware, Sanitary, Cement, MS Steel bars, Vitrified tiles, Ceramic tiles, Wood Flooring, & any other material not listed here.
  • To identify, Negotiate and source products from vendors across the country.
  • Vendor management and development.
  • Monitoring analysis of price and supply trends in cases of certain materials.
  • Negotiation of prices and discount structures with Vendors and Jobbers.
  • Deal in a cost effective manner by developing alternate sources for cost effective procurement of products.
  • Rating Vendors for quality delivery and prices.
  • Target Oriented Approach for the Logistics process to enable quicker and seamless delivery of items.
  • Formalize Procurement plans for all projects at the pre construction stage itself.
  • Preparing estimates, budgets and timescales including tracking for all materials.
  • Managing the entire life cycle of Material Procurement. (RFQ – Quotation Comparison -Negotiations – Awarding PO – Tracking Delivery / Logistics – Resolving issues between Vendor, Site, Accounts – Timely Payments).
  • Making selection criteria of Vendors for Management approval.
  • Identifying areas for improvement in existing Procurement processes.
  • Develop and implement procedures for material management in compliance with company policy. Comprehensive record keeping of all the correspondences as well subject wise and for important events of all projects.

  • Handle change order requests.
  • Ensure accurate take-offs to ensure budgets are accurate.
  • Research new materials for design and cost savings.
  • Maintain relationships with subcontractors and suppliers. .
  • Visit site stores/contractor’s stores and reconcile physical stocks with books and ensure all receipts and issuance records on time.

Planning

  • Understand the Project as a whole comprising planning, construction, erection, commissioning and handing over.
  • Scrutinize the project requirements (Scope, Time, Cost, and Quality) and arrive at contracting/execution strategy.
  • Facilitate timely completion of project through extensive planning & monitoring.
  • Develop Project Master Plan & Track.
  • Develop detailed Master construction program using MSP software involving all disciplines like civil, electrical, landscape, etc
  • Develop unit wise Micro programs which include activity sequencing, preparation of WBS, arriving out program schedule, assignment of activity wise quantities, assignment of activity costs, cost management etc.
  • Providing inputs systematically for procurement & contracting based on the approved program schedules.
  • Arrive at Time & Cost Base lines and facilitate the approval process.
  • Monitor all the assigned projects, Track the Time & Cost at defined intervals w.r.t cost & time & submit reports as pre communication protocol.
  • Predict time delays & cost overruns and alert the management well in advance on the performance of the project.
  • Delay analysis and facilitating preventive actions.
  • Prepare catch-up plans and facilitate implementation.
  • Co-coordinating planning meetings & technical activities at sites.
  • Monitoring changes in Project and managing the same.

Quality Control

  • Quality Consultancy: Working as a quality consultancy checking the quality and assuring the same. 
  • Quality Control: Inspecting concrete during Pre pour, pour and post pour of concrete, Checking of Inward construction materials, Checking of Finishing activities.
  • Concrete: Checking of the fresh and hardened concrete properties (slump, cohesiveness, cube compressive testing).
  • Materials: Checking of the quality of materials like Cement, coarse aggregates, fine
  • Aggregates, reinforced steel, bricks, tiles, kota stone, etc.
  • Documentation: Maintaining all quality related documents like checklists pour card, material test certificates, calibration certificates of apparatus etc.
  • Finishing Activities: Checking of Civil Clearance, Tiling process (Flooring & Tados), Putty work, Painting Process, Door frames & Shutters, Windows.

Coordination

  • Coordinate with the client, architect and contractor.
  • Coordinate with vendors and sub vendors
  • Conducting Weekly Progress meeting.

Quantity Surveyor

  • Bill certifications follow up.
  • Follow up for payments.
  • Providing advice on contractual claims.
  • Scrutinize and validate the B.O.Q. received from the consultants.
  • Receive, verify, and recommend R.A. bills submitted by contractors after thorough verification and other deduction clauses.
  • Rate analysis of all items & maintaining a data bank.
  • Collecting & Documenting Joint Measurement Records.
  • Identify contract variations, scrutinize extra claims, verify sub-contract’s bills etc.
  • Establish a Master Rates data bank and update it for all construction material.
  • Quantification of material required for the project
